Choosing this new purpose demonstrates that thinking outside the box truly pays off. Harmen Landman explains: “Repurposing an empty retail space into housing or office space is quite common. However, we’ve been able to unlock the full potential of this building by selecting an educational function. The generous floor spaces and strategic location make it ideally suited for education. Although the program is complex, we’ve creatively integrated it into the existing structure.”
A major challenge has been reconciling historical value with modern requirements. Harmen continues: “For example, the façade facing Spui is a national monument. At the same time, we are aiming for ambitious sustainability goals, such as BREEAM Excellent in-use. Comfort and user experience are also crucial. We’ve made sure that natural light reaches deep into the core of the building. The future users will also enjoy spectacular views of both the city center and the Binnenhof, not just from inside but also from the rooftop terrace.”
“A transformation of this scale requires close collaboration and careful coordination. This project is truly bespoke. The past and future come together here.” Harmen adds: “It’s truly rewarding to be involved as the architect in this project and to then guide the execution of this transformation alongside the contractors team.” The university campus is scheduled for completion in January 2026.
